What value of work do you undertake?

We undertake contracts ranging from £1m - £10m for new build and £0.5m - £10m for refurbishment works in line with our Constructionline accreditation.

What geographical areas do you operate in?

We operate from our offices in Rochdale, Leeds and Liverpool covering the North West as far north as Lancaster to Liverpool in the West and as far South as Crewe. In the Yorkshire area we operate as far North as York and as far South as Sheffield and Poole in the East.

What types of clients do you work for?

Our existing markets include: Housing Associations, Local Authorities, Education Bodies, Health Authorities and Blue Chip clients

Do you build houses for sale?

We operate a private house building division of the business known as Richardson Homes which specialises in property development and urban regeneration in order to meet the changing needs of home owners and investors. Alongside Richardson Projects, they construct over 400 properties a year in areas which can be in highly desirable or challenging. See www.richardsonhomes.co.uk

What kind of education work do you carry out?

We have considerable experience in the new build and refurbishment of Schools, Universities and Educational facilities. Our experience of this type of work ranges from refurbishment works including the eradication of dry rot, re-roofing and lightweight Cappella style roofs to the new build construction of nursery units, classroom extensions, sports halls, college buildings and stand-alone City Learning Centre projects.

How does your company satisfy planning policy with regards to section 106 opportunities?

Through our speculative housing division Richardson Homes, which operates throughout the North of England we specialise in property development in conjunction with a number of clients and Registered Social Landlords (RSL’s) under Section 106 (S106) of planning agreement regulations. The affordable housing element of the project is developed in close liaison with the Local Authority and nominated RSL. Richardson Projects already owns land throughout the region and is actively looking to increase the number of opportunities which would give rise to the increased use of S106 agreements in the future.

Does your company undertake design & build contracts?

Do you have any commercial or industrial properties for rent or sale?

We currently have a number of light industrial/commercial units for sale or rent on land adjacent to our head office known as The Pavilions. Please see our agent’s website for more information: Matthews & Goodman.

Does your company buy land and property?

We have a dedicated Land Buying Department who are responsible for procuring opportunities for private and affordable housing and commercial use. We also work in partnership with our clients to provide them with land opportunities for joint venture schemes.

Is your company capable of undertaking works to listed buildings?

We have completed many schemes which have involved renovating listed buildings such as Town Halls, University buildings and an old Co-op Building in Longridge which was developed into apartments for our client Space New Living Ltd.

Who is the main point of contact for Residents?

Richardson Projects have a main point of contact for our residents known as the Resident Liaison Officer (RLO). Our RLO’s are mainly present on refurbishment schemes involving occupied properties and can be contacted by visiting the site office or calling our Head Office 01706 527505 to obtain their relevant mobile numbers. Our Site Manager’s can also be contacted in the same way if residents are unable to contact our RLO.
